Buying New Construction

Many people do not realize this, but real estate agents are fantastic resources for finding a great new construction home in Las Vegas or surround areas as well.  As Realtors, we have access to computer software outside of the MLS that can track all the new home builders in the area simultaneously.  Therefore, with one phone call to us, we can assist you with comparing pricing and value and set you up with a tour of several new home communities in the same day.

In addition, Realtors can assist you greatly with representation so that the new home builders do not take advantage of you.  Many people are under the misconception that the new home builder’s sales agent will represent them.  I have two questions for people who agree with this ideology, one, who signs the sales agent’s paycheck and, two, who can fire them at will for not completing a sale on their terms?  The truth of the matter is that new construction neighborhoods usually take advantage of unrepresented home buyers.  As a savvy buyer, you should always bring your real estate representation with you the very first time you ever even consider viewing a new home development.  One, our Realtors do not charge a commission from you when representing a buyer and, two, we’re more than happy to share with you the knowledge we’ve acquired to get you a better purchase price, more upgrades and incentives, and/or better terms on your purchase contract.  Three, you’re only kidding yourself if you think the builder will discount you in exchange for waiving representation.  This is yet just another example of when the cheap way to do something usually ends up being the most expensive in the long run.

Please Note:  This is very important:  If you are working with a Realtor or plan to use a Realtor when purchasing any home, especially new homes, always have your Realtor accompany you during the first viewing.  If you enter a builder’s site without representation, most builders WILL NOT honor a commission to the real estate agent who was supposed to represent you.  That means the real estate agent WILL NOT represent you as they’d be working many hours for no income.
